Where definitive confirmation of suspected materials is required, we provide an asbestos sampling & subsequent analytical testing service.

All samples are obtained in strict accordance with HSE Publication HSG 264: Asbestos, the survey guide by highly trained & experienced P402 qualified personnel. All samples are then forwarded to an independent UKAS accredited laboratory for subsequent analysis and can usually be tuned around within 24 to 48 hours. Where definitive confirmation of asbestos has been identified within suspect materials, we provide our clients with completely independent & honest advice regarding whether asbestos materials need to be completely removed or can be safely left in situ and managed to ensure they do not pose a risk to health.

Asbestos management surveys

In compliance with the Control of Asbestos Regulations, Regulation 4: The Duty to Manage Asbestos in Non-Domestic Premises; a management survey is required to provide sufficient information for building managers to undertake a suitable and sufficient risk assessment and formulate an Asbestos Management Plan regarding the on-going safe management of any asbestos containing materials (ACMs) within their premises. A management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the premises which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. This type of survey is a non-destructive / non-intrusive survey inspection and is therefore inherently limited to the inspection of areas that can be accessed without causing excessive damage. In addition to establishing the presence and location of asbestos containing materials, the report will usually include a ‘Material Assessment’ of each identified ACM and provide on-going management recommendations and where required, remedial recommendations according to the assessment findings.

Building managers have a legal obligation to prepare and implement an Asbestos Management Plan to manage the risks from asbestos on their premises. The information within the survey report should be utilised to form the basis of the Management Plan, the plan can be simple but it must be effective. The as part of the management plan there should be a system that ensures that the survey findings are made available to emergency services and visiting contractors, thus; highlighting the danger to maintenance workers, allowing them to make appropriate plans and have in place adequate control measures. In addition to this the plan should ensure that any identified asbestos containing materials are maintained in good condition.

Due to the inherent limitations of a non-destructive / non-intrusive Management Survey inspection, where any future refurbishment works is planned that is likely to disturb the fabric of the building, a more intrusive Pre-Refurbishment / Demolition Survey should be undertaken prior to the commencement of work to establish or refute the presence of any asbestos containing materials that may not have been identified within the Management Survey scope.

Home buyers asbestos surveys

We provide pre-purchase asbestos surveys for homebuyers & commercial clients. We receive a lot of enquiries from clients where Chartered Surveyors have highlighted potential asbestos containing materials (ACMs) within their reports. We provide an independent & impartial service involving investigation of the property by our experienced & fully qualified surveying staff & provide a fully comprehensive & detailed report.

This type of survey involves a non-intrusive/non-destructive investigation of the premises to identify & locate all ACMs as far as practical & assess any associated risk. The survey report will provide all the required information to manage the risk & includes; colour coded floor plans, photos, material risk scores & recommendations. In most cases ACMs that are bonded &/or in good/fair condition can be safely managed in situ by ensuring they are maintained in good order & a system is in place to ensure anyone likely to disturb any identified ACMs are made aware of the presence of asbestos.

As this type of survey is non-destructive in nature, should any refurbishment be planned once the property has been purchased, then a pre-refurbishment survey will need to be undertaken to ensure any hidden or concealed ACMs are identified prior to work.

Thorough asbestos analysis

All surveys will generally involve taking samples and subsequent laboratory analysis by independent UKAS accredited specialists to confirm or refute asbestos content. Additional information gathered during the survey include; the extent, asbestos type and condition of any suspect materials and an assessment is made taking into account all these relevant factors to establish the relative ability of identified asbestos materials to release asbestos fibres under foreseeable circumstances. The final report will outline control measures and recommendations based upon information gathered and observations made whilst the surveyor is on site.

Re-inspection surveys

Any identified or suspected asbestos containing material should be inspected and its condition assessed periodically to check that it has not deteriorated or been damaged. The frequency of inspection will depend on the location of the ACMs and other factors which could affect their condition, e.g. the activities in the building, non-occupancy etc. There will also be events or changes, e.g. maintenance work, new tenants or employees that should also trigger a review of the management plan.

Re-inspection will involve the obtaining of current updated photographic examples of the condition of the asbestos containing materials within the original survey report in order to provide visual appraisal of the condition of each ACM over time. The condition assessment will involve visual inspection, looking for signs of disturbance, (i.e. scratches, broken edges or cracked and peeling paint) and recording the findings. Using the information gathered upon the condition assessment, re-assessment will be undertaken to evaluate the relative ability of the various types of ACMs to release airborne asbestos fibres taking account of any changes in the condition of the asbestos that has occurred since the last inspection. In order to determine the level of risk, a numeric score is established utilising the Material Assessment Algorithm and subsequent recommendations are provided according to the assessment findings.
